A way to fill your gas tank and your belly is coming to the former Ruby Tuesday site in Farmington Hills.

As was discussed earlier this year, plans to convert the former restaurant at 31066 W. 12 Mile were presented to the city's planning commission July 16 to make the site the home of a gas station with convenience store, as well as an attached fast-food restaurant with a drive-thru.

The station, once built, would have 12 pumping stations. The review came several months after the planning commission first reviewed rezoning plans for part of the land this spring that would affect some of the parking on the north end of the former restaurant. The plan received unanimous approval from the commission during its meeting.

Commissioner Steven Schwartz said he had some issues with access to the site, especially given the high volume of traffic that the 12 Mile and Orchard Lake intersection typically garners, especially at rush hour.

"This intersection is always at the top for accidents for the road commission for the whole county," he said. "I think the amount of cars shown on the photograph may be very accurate in a COVID situation. It's certainly not accurate in a normal situation."

It was pointed out that any access to the site off Orchard Lake would only be for traffic heading northbound; a median blocks the access point off the road for cars driving southbound on Orchard Lake.

Other concerns included when trucks would arrive to drop off fuel at the station. Given the area's large traffic volume at various times of the day, adding larger fuel trucks during busier times would be restricted.

"Fuel drops happen twice a week," said Eric Williams, an architect from Stonefield Engineering and Design who is working on the project. "If it would please your body, we would be open to restricting those to off-peak hours so that we do avoid the bulk of the traffic at the morning and evening rush hour."

Scott Barbat from the Birmingham-based organization said they control their own fleet and transports that deliver the fuel, giving them a better opportunity to bring gasoline during times when there's going to be less hassle. 

"With a site like this, we're projecting about 100,000 gallons a month," he said. "It's always preferred that gas delivery trucks go non-peak hours. Most of the deliveries do go overnight."

He said some deliveries do take place at peak hours, but said those are limited to when market prices are shifting rapidly.

Williams said the Barbat Organization is currently finishing up another gas station development at Maple and Telegraph in Bloomfield Township and is invested in keeping the property up-to-date.

"They're here to stay," he said. "I think with this being a highly-visible property in the city of Farmington Hills ... I know these guys are excited to be here and bring a high-quality product to the city."
